How Single Property Websites Benefit the Seller and YOU

October 04 2012

iStock shaking handsHomeFinder.com recently released a series of terrific videos on real estate marketing. One, in particular, on the benefits of single property websites, caught our eye. We knew our readers could benefit from the video's great information, so we diligently took notes and have summarized it here.

Why Clients Love Single Property Websites

As an agent, you probably spend a lot of time promoting your business. You likely have an agent website, social media profiles, and maybe even a blog. In today's digital world, it's very likely that your online efforts have helped potential clients find you. But once they've found you, sellers want to know one thing--that you, their agent, are dedicated to promoting and selling their home.

By being all about the listing, a single property website does just that. In addition to basic details like price and square footage, you can display photos, virtual tours, open house times, and more. A single property website should be a thorough information source for the home and its surrounding community.

A single property website can be a great way to win a listing, too. Imagine how impressed sellers will be when you tell them that you've created a site that's all about their property!

Benefits to the Agent

Sellers aren't the only ones who win with single property websites. HomeFinder.com's video, for example, mentions a case study they did with Coach REALTORS®‚ in Long Island.

Before the study, the brokerage's website dismally ranked on the tenth page of Google for local search keywords like "northport ny homes for sale." Three months after HomeFinder gave them 25 single property websites to use for their listings, Coach's website shot to the first page of Google for the same search terms.

Why? Because each of those single property websites linked back to the brokerage's site. By creating a wealth of backlinks, the SEO of Coach's main site was greatly improved.

This strategy can benefit you in the same way. When you create a single property website, be sure it links back to your agent website. With enough time and strategic backlinking, your own site's search ranking will also improve.

Making Sites Shareable Benefits Everyone

Happy seller? Check. Happy agent? Also, check. But do you know one more way to wring even more benefit out of a single property website? Make it easy to share on social media!

If your seller can post the website to their Facebook account with one easy click, two things have been accomplished:

  • Promoting the listing - As an agent, you're busy. By adding social media buttons to your single property websites, you're enabling your seller to do some of the heavy lifting for you.
  • Promoting the agent - When your seller promotes their property's site on their social networks, they're also promoting you. Every time someone clicks through to the website, they are being introduced to you, the agent! By sharing, your seller is opening you to a whole new sphere of potential customers.
