Last year, RPR (Realtors Property Resource) delivered some major new enhancements and upgraded products to REALTORS®. Read all about Shareable Market Trends, the Market Trends ScriptWriter and more in this 2023 product highlight article: Helping REALTORS® Navigate the Market: RPR 2023 Product Highlights. And as promised, we're picking up right where we left with another major upgrade to kick off the New Year. We've collected tons of user feedback and requests that drive these latest enhancements. Say "hello" to the rethought, revamped and refreshed RPR Mobile™ app! The RPR app: Less tapping – more doing! We know that time is a precious commodity for agents. Which is why the upgraded RPR app has been reimagined with one goal: to simplify your workflow. Helping users do more in less time is basically our unofficial mantra. The redesign is centered on making efficiency go hand-in-hand with proficiency. Here are some highlights of the upgraded RPR app We'll dive into more detail and show off some screenshots in just a bit, but first, here are some of the most important "headlines" to be aware of when it comes to the newly upgraded RPR application: Instant Search - Open the app, and you're set to start your search—no waiting, no extra taps. Navigate With Ease - Our sleek bottom tab bar gets you where you need to go, faster and smarter. All-in-One Searching - Jump between residential and commercial searches with just a tap. Specialty Search Tags - Perform specialty searches and refine your searches with visual tags. Reports at a Touch - View all of your recent reports or create new ones with just a tap. To see the upgraded RPR app in action, check out this quick-look video! A more detailed look at the new, upgraded RPR app The first thing you'll notice is a bright new login screen. Your app login credentials are the same as signing onto the RPR website. The map in the RPR app is your new home screen Welcome home! Right off the bat you'll see that the RPR map search is now the new home screen. It will show your current location on the map, and from here, you can skip the scrolling and quickly start searching for properties! The search bar at the top of screen is where you'll enter specific addresses, area names, listing ID, APN, tax ID, or the owner name to begin a search. Just below you can also easily go from Residential to Commercial property searches with just a tap. In this search view, a new feature you might find helpful is specialty search tags, where users can search using special filters, such as Owner Name, Open House and Distressed. (Just hit the "x" on the tab to close it out.) Tap onto any property pin (we've also increased the number of map pins shown on the screen to 500 – that's 10 times more!) to see the Property Details. Also be sure to try out this new feature: swipe up from the bottom to browse through a List View of the properties shown on the map. Tap "More" (previously called "Map Actions") in the lower right corner to bring up a menu of map options, including Distance points, Traffic numbers, Parcel boundaries, Schools info and more. The new navigation bar: We raised the bar – by lowering it! At the bottom of your app screen is the new nav bar. It includes "Search," with a magnifying glass icon, all the way to the left. Again, Search is now the default home screen and where you'll start using the app. Working your way to the right, we now have a tab called "My Work." This is where you'll find all of your saved work and property counts by status, including Listing Counts, My Listings, My Saved properties, My Recent searches, an area for notes, and more. Next is a button for "Trends." This is simply an abbreviation for the RPR Market Trends, where users can search specific areas, such as ZIP codes, and get up-to-date stats, charts and graphs for a given area. This includes important market data such as Months of Inventory, List to Sold Price percentages, Median Sold Price and more. Agents can also share these stats and numbers directly to their favorite social media channels or download the images to include in emails, texts, websites or print materials. One spot over is the button for "Reports." Here you can create, view, share, and/or delete residential and commercial reports with just a few taps. Another great new feature: the Reports list screen now contains residential and commercial reports in the same list–no need to navigate between Residential and Commercial mode. All the way to the right in the nav bar is the "Menu" button. This area is what was previously shown when the cog wheel was tapped. It contains a ton of useful options to fine-tune your browsing and user preferences, including accessing your Profile, Notifications (App updates and news), User Settings, RPR Access, MLS/CIE Sources, Legal, Tour Link (explains the new navigation), how to mail RPR, how to call RPR, a link to RPR Connect (our user group Facebook page), and how to add RPR to your contacts. With the new, upgraded RPR app, agents will search smarter – not harder With the upgraded version of the RPR app, agents will start searching and start working for their clients right from the get go! There's no denying that we live in a mobile-first world. We demand flexibility and convenience across all facets of life, including the world of real estate. Readily available at your fingertips when you're out meeting clients or previewing properties, it makes once complex tasks—like creating a CMA (Comparative Market Analysis) or Estimating Equity—a breeze. Let's see how these tools work and how easy they are to use… Creating CMAs with RPR Mobile™ A CMA helps you formulate an ideal selling price or a competitive buying offer. But why use your phone for this? Simple! With the RPR app, you can compile a detailed CMA right on the spot. There's no need to head back to the office or reach for your laptop. Let's explore how to easily and efficiently create a CMA using your RPR app: 1. Begin the CMA: From the RPR app, tap on the magnify icon and enter the subject property address. Then once the property loads, tap Reports and then, and select Create CMA. An alternative way is from the property search results, scroll to find Pricing Tools and select Create CMA as well. 2. Confirm Property Details: View public and listing facts about your subject property. If you find any data missing or incorrect, simply tap on Your Changes, make the necessary adjustments and save. When you're complete, tap Confirm. 3. Choose Comparables: From the menu near top of the screen, select either List or Map. This allows you to choose an interface best suited to pick properties comparable to yours. The map view will allow you to zoom into specific areas. To search a larger area, tap Remove Boundary. You can also use filters to refine your selection based on type, status, property characteristics or keywords. 4. Add Comparables: Go ahead and tap Add for all properties that match your criteria from either the map-pin view or listed view. Tap Next when complete. 5. Review and Adjust Comparables: Now comes an important part—reviewing selected comparables. Swipe left or right on each listed comparable property to view its details. If a property doesn't fit, simply tap Remove. You can reorder listings as well using the drop-down menu placed above each listing's photo. Also, use the sliding scale to adjust how each comparable measures up against your subject property. Here's also where you can add essential notes about individual comparables, including specific features or data points that can impact property valuation. 6. Report Delivery: Time to finalize your report. Check the generated price, price range and tap Edit if any changes are needed. Choosing the delivery method is as easy as a tap–select to email it or have the report downloaded. Calculating Estimated Equity with RPR Mobile™ Apart from generating on-the-spot CMAs, RPR Mobile™ also arms you with another impactful tool: the Estimated Equity Calculator. Homeownership is not just about possessing property—it doubles up as a significant financial asset. The value encapsulated in homes, termed "equity," can shape one's financial health dramatically. As a REALTOR® utilizing this Estimated Equity feature offered by RPR, your insights could become eye-openers for homeowners. To get started and quickly provide insight into your client's financial standing, select a subject property and navigate to the Pricing Tools section, just below the CMA. Keep in mind that the Estimated Equity Calculator is just that: an estimate. It should be viewed as an initial step and its purpose is to arouse curiosity and start conversations. Use it as a way to enlighten potential sellers, get their contact info, and set up another meeting. The RPR mobile app keeps getting better
At a recent industry event, we overheard the following from an unknown REALTOR®: There's not an agent who can't benefit from having this app on their phone.   — Anonymous REALTOR® Unfortunately, we couldn't flag them down to attribute the quote. But in a textbook case of blatant self-promotion, we couldn't agree more! RPR makes more upgrades to its digital app RPR (Realtors Property Resource®) has made, and will continue to make, major improvements to its digital application. We pore over user feedback and continually conduct usability tests to help determine how we can improve our users' experience with it. It's RPR's goal to elevate the form, function and design of the mobile app so REALTORS® can get more done, and do it more efficiently, especially when they're away from their desktops. Here are some examples of how we've been doing just that, and a promise to bring even more to the app in the coming weeks and months. Market Trends and Shareable Market Trends for RPR Mobile™ Earlier this year, we brought the Market Trends feature over from the website to the mobile app. The Market Trends charts and graphs are a collection of hyper-local housing market stats and metrics. The Market Trends areas depend on your search: you can start big with state and county areas, or you can drill down to towns and neighborhoods for a more specific search. RPR then takes recent market numbers and presents them to agents in an easy-to-understand layout. These metrics include the type of market, Months of Inventory, List to Sold Price Percentage, Median Days in RPR and Median Sold Price. Having this type of information at your fingertips is a very valuable tool when it comes to explaining questions such as, "How's the market?" And then, after popular demand, we unveiled Shareable Market Trends on the app. With this great feature, users can simply tap a button on their phone to take this market information and share it directly to their go-to social media platforms. There's also an option to save the Market Trends charts as an image for email, texting or placing just about anywhere. Improved Property Details on the RPR app The Property Details section in the RPR Mobile™ app was also recently updated with a refreshed UI (that stands for User Interface). In non tech terms, it means our designers made the app easier to use, prettier to look at and beefed up the functionality. This upgrade was achieved by improving the layout, introducing color schemes and increasing the font sizes. This new Property Details section is what comes up after you search for a property. Simply enter in an address, and then click on the property, and you'll be taken right to it. Next comes the scrolling, the ooohing and the ahhhing. We can't wait for you to check it out! Here's what's new: Media Viewer Also referred to as the "Photo Viewer," this area is bigger and packs more pics than ever before. It includes a new List View that lets users quickly scroll through the photos while still offering the ability to tap to view larger photos. This lets users jump to a kitchen or backyard photo, without having to swipe through all the photos to get to there. (In a future release, users will be able to zoom in on photos as well.) There is also an option for satellite/street/map views, as well 3D tours, all centrally located within the viewer. Property Summary More info at a glance! And much easier on the eyes. The property summary details have been reorganized into three rows and the text size is larger. This is a complete facelift which standardizes how the app displays information for listings and public records. Now included are the list status date and listing ID, which is a new addition. Basic Facts The Basic Facts are now easier to find and as they reside right below the property summary. This section now displays the APN and owner(s) names, which has also been requested by users. Pricing Tools A new color-coded Pricing Tools section has been added just below the Property Facts. It includes the CMA tool and access to a Seller's Net Sheet. And we'll be adding more tools to this section very soon! Additional Resources The Additional Resources takes you directly to helpful and relevant real estate assets, such as links to Valuate® and ShowingTime, with more to come. Again, more resources on the way. In terms of "user friendly," the RPR app might be your new best friend The RPR Mobile™ app has recently been improved with enhancements such as Shareable Market Trends, an updated interface, and a plethora of data you can access while you're on the go and in the field. If you haven't seen it in a while, we urge you to fire it up and try out the new look and feel. Podcast App Stitcher to Shut Down: How to Transfer Your Favorite Shows to a New App
Real estate agents who use Stitcher to listen to their favorite podcasts are going to need to find a new app. The service announced that they are shutting down on August 29. SiriusXM, which owns Stitcher, is closing the app to focus "on incorporating podcasts into its flagship SiriusXM subscription business." Most crucially for dedicated users, after August 29, "you will no longer be able to access your shows, downloads, preferences or listening history," the company said in an email to users. Fortunately, there is an easy way to transfer your favorite shows and listening history to a new app. Let's take a look… Exporting Your Favorite Shows Stitcher offers easy, step-by-step directions for exporting your favorite shows and listening history. We've shared the process for doing that on your mobile phone below, along with a few helpful screenshots. If you'd prefer to undertake this process from your computer, read the instructions here. 1. Open the Stitcher app. 2. Go to Settings. 3. Click on "Export My Shows." This is close to the bottom of the Settings page. (If you don't see this option, update the Stitcher app to the latest version.) 4. Click on "OK. I'LL SAVE IT" 5. Save this file or email it to yourself for future use. 6. Import the file to a new podcast app of your choice. The details of this process depend on the app you're importing to. Check the new app's FAQ or help documentation to do this, or contact their customer assistance. Alternative Podcast Apps Speaking of new apps, which podcast apps are available for agents to switch to? We're happy to report that there are a wealth of options. Here are a few of the top ones: Apple Podcasts Google Podcasts Spotify Podbean Castbox Pocket Casts Overcast Player FM Podurama Podcast Guru What If I Host a Podcast? If you're a real estate agent who hosts your own podcast, be sure you've got backups of all your audio files if you host your podcast on Stitcher exclusively, and put a plan in place to move to a new platform (or platforms — more is always better!). If you distribute your podcast to multiple platforms, you should be fine when Stitcher shuts down. Just notify your listeners that Stitcher is closing and let them know where else they can find your show. You can do this via social media, email, or you can even upload a brief audio clip to Stitcher about the change.

The 8 Tools You Absolutely Need to Be Using in Your Real Estate Business Today
Today's real estate agents aren't just negotiators or even entrepreneurs. In a way, agents have turned into software experts. The top agents in almost every market are eager and willing to explore new technologies and tools as they emerge, even if they're not entirely sure how those tools might end up benefiting their business. If you don't feel like you're personally on the cutting edge of apps and widgets, that's okay! We've collected some of our favorite new (and tried-and-tested) technologies that real estate agents are using to help solve various problems for buyers, sellers, generating leads, or just plain keeping organized. Calendly A real estate agent's packed schedule is almost a running joke in the industry — but for the agents who have to manage their time as wisely as possible, it probably doesn't seem all that funny. How long does it take to find a time when you can meet with a first-time homebuyer for an initial consultation, or to line up a listing presentation? Calendly connects with your existing digital calendars, allowing you to create specific types of meetings (such as a first-time buyer consultation or a listing presentation) that include the typical length of the meeting, any "buffer" or travel time that might be involved, and even a way to auto-populate a calendar invitation with a video chat link. You can send event links to meeting participants, who can easily see what time slots you have available and book a meeting with you. The basic plan, which connects to one calendar and allows users to create one type of event, is free. For $8 per month per user, you can subscribe to the "Essentials" package and add another calendar, create unlimited event types (including group events), and send reminders and follow-ups to invitees. Further upgrades allow collective event types and routing forms, Salesforce connections, audit logs, and more. Most agents (especially those working individually as opposed to on a team) will likely be well-served with the Essentials level of service. Google Workspace You're probably at least familiar with Google Workspace at a surface level, but if you haven't checked out the full suite of apps recently, then you might be surprised by what's available, essentially for free, right alongside your Gmail account. There's Google Drive, where you can save and store different documents and items, including photos. You'll also get access to word processing (Docs), spreadsheet (Sheets), and slideshow (Slides) programs, chat platforms like Meet and Chat, and security tools like Admin, Endpoint, Vault, and Work Insights. Make sure you check back regularly with Google's offerings, because they're always adding new features — some of the newest include Jamboard, a whiteboard-style sketching platform, and Apps Script, a low-code tool that integrates and automates some of Google's applications with others you use every day. ChatGPT-4 Have you ever used an AI chatbot to create a piece of content? The creators at OpenAI are at the forefront of building advanced AI tools that can save you tons of time, and the latest, ChatGPT-4, is currently only available for developers who join the API waitlist and contribute model evaluations to OpenAI. But you can still get a sense for how it works! ChatGPT allows you to enter simple instructions and receive a creative, original piece of content based on your prompts. You can upload images of a house and ask it to write a listing description, for example. Or you can request very specific (and fun) writing for your website, such as a bio outlining your accomplishments in which every word begins with a consecutive letter of the alphabet. The reasoning and creativity behind ChatGPT outputs is constantly improving. You can sign up for a free ChatGPT account to start playing with it! Notion Technology is amazing in so many ways, but as new tools (and new features of those tools) emerge and get added to your belt every day, there's one thing that might be missing: organization. Do you have a repository, or wiki, for any important documents that outline how business gets done? If not, Notion is a great place to store them; you can invite other people who need to learn how to do your job to the workspace, and they'll have access to whatever you need them to see. Notion's documents feature allows you to take and share notes, such as meeting agendas and summaries, and the documentation is entirely searchable. Perhaps one of Notion's most powerful aspects is its project management platform, which gives you the ability to set up a configurable project road map, which can be used to track where all of your current clients are in the home purchase process (and what needs to be done next), assign tasks to different team members, and move people from each step of the process. Or you can create multiple project management boards — one for listings and one for buyers, for example. Notion is free for the most basic plan; collaborative plans start at $8 per user per month. BigVu Taking videos and posting them on social media has become an enormous part of some agents' business — and it can be a lot harder than it looks! If you're not sure what to say, or you haven't memorized a script, then stumbles and fumbles can happen with alarming frequency. Tools like BigVu can help you shine in all of your video endeavors. It's (in part) an online teleprompter that scrolls across your screen while you record, so that you can easily read what you want to say, then say it perfectly. It can also add automatic subtitles, logos, colors, and more. Then, when you're satisfied with your video, BigVu can spread the word, posting it across your social media accounts for you. The basic BigVu plan is free (and include a watermark on your videos); pricing for non-watermarked videos and more robust features starts at $18.99 per month. A Premium Website Agents who create and maintain their own business websites will attract more leads and build better brand recognition. A personal website is an essential tool for marketing your brand. It can help increase your brand awareness and attract more quality leads—people who want to do business specifically with YOU. All agents should build a personal website that will stay with them no matter where they decide to hang their license. A website should serve as your primary online presence. Think of it as a marketing hub that allows you to funnel traffic from all their other online profiles and social media pages to one place. Buyers and sellers are likely to follow up with referrals by researching them online. If you have a personal website and an excellent online presence, you will undoubtedly build credibility with potential clients. Headway's plans aren't listed transparently on the website, but internet reviews say that it costs $14.99 per month for the premium monthly plan, slightly cheaper than Blinkist. Those in the Millennial generation and younger now make up more than half of the U.S. population and account for more than 38% of today's homebuyers--by far the largest proportion among all generations. That percentage will only keep growing as Millennials and Gen-Zers age and continue to enter the real estate market. So often, this is portrayed as a worrisome prospect since these individuals are more digitally minded and tech-savvy than any other generation. Business owners are told to adapt or get left behind. There is truth to this, but for real estate agents, it's not the gloom-and-doom scenario that it's made out to be. That's because agents have been incorporating online search and communication methods into the way they work with clients for years now. Consider this: More than 90% of Millennial buyers are using the internet to search for their dream home. While that's the highest share among all age groups, others also frequently use third-party search sites at high rates to search for homes. A Review of the Zillow 3D App
Recently, one of HomeJab's real estate photographers had an eye-opening experience using the Zillow 3D app. The events that unfolded during the photographer's interactions with the app and Zillow's customer support team led to this review. From lack of content control to flaws with the 3D view, read on to determine whether or not the Zillow 3D app is best for your real estate business needs. Source Files Are Not Yours Last week, we held a photoshoot in Olympia, Wash., near Zillow's headquarters in Seattle. The photographer accidentally used the Zillow 3D app to capture 360° images instead of using the app that the customer requested. Upon realizing his mistake, the photographer contacted Zillow asking for the 360° files (these aren't saved to the camera when using Zillow's 3D app.) He wanted to use the files on another software platform. But Zillow denied his request, refusing to send him the source files. As a result, we had to reschedule the photoshoot, and the photographer then had to drive an extra 100 miles out of his way. Content Control Because Zillow feeds off of content to survive, they'll want to control it every time an agent uses their 3D app. Therefore, while using the Zillow 3D app, the real estate agent or photographer should know that there's a point of no return: Once files are sent to Zillow, whether accidentally or not, Zillow owns them. What's more, Zillow has primed their website to be the only place where content submitted to them can be viewed. As a real estate agent or photographer, surrendering control of your content can be detrimental to your business. For instance, to gain a better sense of the agent's listings portfolio, customers might want to browse the agent's transaction history, real estate photos, virtual tours, etc. If these are not readily available on the agent's website, the customer might want to browse elsewhere. 3D Flaws Allow us to point out that "Zillow 3D" is a misnomer. That's to say, there's no 3D view (whoops!). Indeed, no 3D models will see the light of day from Zillow's app. Instead, Zillow 3D organizes panoramic images into a "virtual tour." On a different note, Zillow's newest iBuyer platform, "Zillow Offers," is yet another service that claims ownership of your content. And by marketing directly to the consumer, Zillow Offers positions itself more like a competitor than a support system. That said, at HomeJab we agree that's there's nothing wrong with publishing the basic listing data on Zillow through MLS. Twenty minutes before Nicole Nicolay heads to her open house, she logs onto RPR, prints one Mini Property Report and one Neighborhood Report, puts them into her bag and hits the road. At the open house, "A woman with two kids in tow appears in the doorway and within seconds exclaims she loves the house but wasn't ready to buy," said Nicole. "She said she'd have to sell her house first and find temporary accommodations while searching for her next home so that she could make a firm offer. The market is that competitive here. "The woman also admitted that she was feeling overwhelmed by the prospect of uprooting her family twice, as anyone would be. I knew at that moment I could ease her fears and set her on the right path, ensuring her that the process can be streamlined by an agent with the right tools at her disposal––and, secretly, I knew I was that agent. "So I made a simple suggestion: 'Let's check out what your house is worth. Give me your address and while you look around, I'll see what I can come up with.' However, keeping it simple for your clients with a home shopping checklist might be a more welcome solution for your clients. A house hunting checklist app also helps them use the more logical side of their brain when shopping. Checklists also help clients remember which homes have the key features they really liked. The app stores offer a few solutions. GoCanvas is a business forms app that offers a Home Buyer's Checklist. An app called Checklist allows clients to create their own custom lists and offers a suggested template of items online as well. Finding ways to help reduce the stress many clients experience is important. After all, a recent survey found about 15% of buyers were reduced to tears during the process. But sometimes we need more, and I want to share a few apps over the next few articles that I think can help change the way you do business. Let's start with Slack. I used Slack for about three years and loved it! Slack allows you to have one-on-one conversations or group conversations. Slack, Microsoft Team, Rocket Chat and Mattermost are all communication programs that accomplish about the same task.

Real Estate Smartphone Tricks: Using Your Phone's Calendar
Is it just me or is life more hectic now than ever before? Being self-employed, a contractor and an entrepreneur means our life is filled with appointments, phone calls and to-dos--and that doesn't even include our so-called social life. We need one place to see everything going on in our life, whether it's work or play, and be able to see it quickly. What is the one thing we have with us 99% of the time we are awake? Yes, our smartphone. I travel often and use public restrooms; I learned just because somebody is talking doesn't mean they are talking to you! Embarrassing! Let's talk calendar and how we should start using it effectively. In this series, we will be covering different parts of the smartphone, and I am doing them in order of importance. We started with contacts and now calendar. How in the world do you expect to be organized without having a calendar to keep track of events, reminders and important dates? I believe the two most used calendars are Apple and Google. Many of the tips work for both, and will do my best to explain features. Let's start with a fun one in both calendars. Go to calendar and rotate your phone to landscape. Quickly, you have week view; I use week view regularly. Great thing about both calendars—they sync to all your devices. If your Apple devices don't, go to Settings > Top of screen your name > iCloud > and confirm your calendar is on for iCloud. Love the categories by color feature on both calendars. On Apple, go to your Mac > Calenda r> File > New Calendar and name the calendar. To change color, highlight calendar, Control-Click and tap "Customer Color." On Google, go to Calendar.Google.com and sign in. On the list of current calendars, find other calendars and tap "+" and name and create new category. Once done, click on the three dots and pick a color. Let's put the first three articles to work together. Need to catch up? Take a minute and read the last two articles. First, read my article on Text Replacement. Follow the instructions on how to set up text replacement. Decide how you want to set up what works for you when it comes to contacts. For example, if you wanted to build a shortcut for me, you could either use my initials, db, or my first name, dick (notice no capitalization). Let's say you have a new buyer or listing. Set up a text replacement for each person—I know that sounds like a lot of work, but it's not really when you see how quickly this will help you and amount of time saved. I suggest you go to "Contacts" and add the text replacement shortcut for reference. Back to the calendar. Now every time you do an event, reminder or hopefully anniversary of when you sold them a home, use the text replacement. Both calendars have the search feature. Use the text replacement to see every entry in the calendar for that contact. Speaking of anniversaries, set it up for an annual reminder with maybe a five-day notification so you have time to handle how you contact past clients. Remember all the bells and whistles promised in the calendar part of CRM? I could write about ten more articles about the calendars offered free by Apple and Google, but need to move on. What Does Your 'Workbench' Look Like?
Over the weekend, I was working on a few DIY projects. Before I started, I realized that recently I have just been piling up my tools on my workbench, leaving small piles of tools in the house and around the garage. I grab the small piles of tools, carry them to my workbench and drop them, making a bigger pile. I got to thinking about professionals like auto mechanics and folks working in a shop—all their tools are neatly organized and they know where every screwdriver, wrench and pair of pliers are located. Me? Not so much—mine are in a big pile. My first weekend project was replacing the charging cable on my golf cart. Items needed: wire cutters, screwdrivers, ½ wrench, black electrical tape and my ratchet set. It took me 15 minutes digging in the pile to find everything I needed. I thought about the mechanic who has everything in place on a peg board and tool cabinet. He would have a 15-minute head start on my unorganized life, and the job only took 15 minutes! How clean is your digital workbench? So where am I going with this? Pull out your smartphone, open it up and look at your apps. Are they neatly in order like a mechanic's tools, or are they in a pile like my tools? This really makes a difference in productivity and is so easy to correct. You have two options, and they are both right—it's whichever one you feel works best for you: Option One - Decide which apps you use the most and move them to the first page of apps. I personally think page one should be all productivity and the apps needed to support your career, but it's your phone. Either way, start organizing the apps so you quickly can find what you are looking for. Put your most frequently used apps where you can find them quickly. Option Two - Build folders by category. For example, put all social media into a folder, another folder with news, maybe a shopping folder. I use a travel folder with all my hotel, airlines, rental cars, Uber, etc. in one folder. I also use a News folder which saves space. I have over 150 apps on my phone, which is seven pages of apps. Recently, we had a new garage door installed—and of course it has wi-fi. When I downloaded the app, it went to page seven of apps. First time I used it, I had to scan seven pages of apps looking for my garage door app. Yes, I moved it to page two! Discharging smartphone battery myths While we are talking apps and using your smartphone smartly, let's discuss the battery. So many myths out there about batteries and charging, so let's clean a few up: Is it hard on your smartphone battery to charge overnight every night?Answer: NO. Today's technology and batteries are just fine charging overnight. Should I discharge my battery until it's under 50% before charging?Answer: NO. Again, it's not hard on the battery. Plus, it's better to have a fully charged battery available. Does completely draining your smartphone battery hurt battery life?Answer: YES. Smartphone batteries come with a chip to prevent total discharge. This still is not good, as deep drains can shorten battery life. Dick Betts is a national speaker, trainer and consultant. "As a Realtor®, I spend a lot of money investing in my business," said Michelle Gordon, Realtor® and founder of The Gordon Group, JH Realty Partners, based in West Michigan. "I need to make sure the tools or apps I buy live up to expectations." Michelle consistently evaluates apps for their ability to produce results and whether or not the data they provide overlaps with another app that she is also paying for. She claims her diligence to protecting dollars spent is one of several reasons she is loyal to the Realtors Property Resource® (RPR®) app. "I will no longer pay for vendor tools that attempt to replicate RPR but fall short," she said. "RPR is already paid for in our NAR dues. It offers everything I need to run searches, generate comps and run reports. "All the app needs to do is prove to us that it's going to help us make money and make our life easier. From there, we should be able to put our minds to using it." Realtor.com spent the first quarter of this year sprucing up its mobile app for spring. First, the property portal announced two augmented reality features that let smartphone users look up and view listing information via their phone's camera. We told you about that update, but we didn't cover two recent features that really spike the fun factor of the Realtor.com mobile app—both for you and for your clients. Here are two new features you can start using for the selling season ahead: iMessage integration Realtor.com joined the ranks of Zillow and Trulia when they added iMessage integration in February. The integration lets iOS users browse and share recently viewed, saved, and nearby listings right from their phone's text messaging app. Users can preview basic property details like price, square footage, and number of beds/baths with a long press of their device's screen.
