Redfin Launches AI-Powered Tool to Answer Questions About For-Sale Homes
Redfin announced the beta launch of Ask Redfin, a generative AI-powered virtual assistant that quickly answers homebuyers' questions about for-sale homes. House hunters can now use Ask Redfin to learn about a listing, such as whether there's an upcoming open house, monthly homeowners association fees, what school district the home is in and much more. Anyone searching via the Redfin iPhone app in the U.S. can opt in to the Ask Redfin beta. Redfin created the feature to help homebuyers easily find the information they care about within a home's listing details, local market conditions, nearby schools, touring availability and more. Ask Redfin answers questions about home amenities (does this house have air conditioning?), market conditions (what do homes in this area typically sell for?), and zoning (can I build an ADU?), among other topics. It's integrated with Redfin's support team, so homebuyers can be quickly connected to a licensed real estate agent if their question goes beyond the details of the listing, such as how to make an offer or to get an agent's opinion on the market value of a home. "When you're house-hunting, details about all the homes you're considering start to blur together," said Dallas Redfin Premier Agent Casi Fricks. "Ask Redfin will be an asset to buyers looking for fast answers 24/7. And, if a buyer wants to take next steps, get more expert insights or discuss their options, they're quickly connected to an agent who can help." Ask Redfin uses large language models to tap nearly all of the publicly available information on a home's listing page and beyond to respond to queries. "We include an enormous amount of data on every listing you find on Redfin because homebuyers deserve as much insight into a home as possible," said Ariel Dos Santos, Redfin Senior Vice President of Product and Design. "Ask Redfin makes it easy and effortless for customers to find the information they want to know." People using the latest version of the Redfin iPhone app to search for homes in about a dozen U.S. metros—including Atlanta, Chicago, Dallas and Washington, D.C., among others—will automatically see Ask Redfin when they view a listing. Redfin iPhone app users searching for homes outside of those areas can opt-in to the experience by logging into their account, visiting the My Redfin section of the app and selecting "Try Ask Redfin." This will turn on Ask Redfin for use on any U.S. listing, regardless of where the home is located. Redfin plans to make Ask Redfin visible by default in more markets and available on additional platforms in the future, and the company is encouraging homebuyers to share feedback as they try the beta version.

Redfin Publishes Air Factor Data from First Street to Show Risk of Poor Air Quality
Redfin is now publishing Air Factor data provided by First Street for nearly every U.S. property listed on Redfin.com and the Redfin iOS app. Redfin is the only brokerage to provide air quality risk data at the property level. "Redfin wants to ensure that every single person searching for a home has the information they need to understand climate risks," said Redfin Senior Vice President of Product and Design Ariel Dos Santos. "Air pollution is an important consideration as poor air quality becomes more frequent due to climate threats such as wildfire smoke." The number of poor air quality days in the Western U.S. surged by as much as 477% between 2000 and 2021, in large part due to wildfire smoke, according to a First Street analysis of data from the Environmental Protection Agency (EPA). A recent Redfin-commissioned survey found that 9% of recent U.S. home sellers cited concern about the impact of climate change as a reason for their move. First Street's Air Factor is a property-level risk model that estimates the likelihood of poor air-quality exposure based on the number of poor air quality days expected today and over the next 30 years. It includes two common pollutants: PM2.5, which often comes from wildfire smoke, and ozone (O3), which occurs when pollutants react with heat/sunlight. "Air Factor takes into account environmental threats to air quality such as wildfire smoke as well as man-made pollutants like emissions from cars to create a full picture of what's causing poor air quality and where," said First Street CEO Matthew Eby. "People searching for their next home on Redfin will now be able to see exactly what they're getting into with poor air quality, which is an important piece of the puzzle when considering climate risks." Redfin published a report today that shows about 1 million more people moved out of than into U.S. metros with high risk from poor air quality in 2021-2022, while low risk metros saw 1 million more people move in than out. The areas facing high risk from poor air quality are concentrated in the American West, which is grappling with intensifying wildfires, and many are in expensive states like California. Redfin found that the median home sale price in metros at high risk for poor air quality was $563,710 as of December 2023, which is 65% higher than the $341,483 median sale price in low risk metros. Transparency around climate risks has the potential to impact which homes people choose to live in. A Redfin study from 2022 found that homebuyers who have access to flood-risk information when browsing home listings online are more likely to view and make offers on homes with lower flood risk than those who don't have access. Poor air quality risk data is now available on the Redfin website and iOS app, and it will be available on Android later this year. Redfin also features First Street climate risk data at the property level for wildfire, flood, wind and extreme heat.

eXp Realty Launches Nationwide Listing Network
eXp Realty announced the launch of eXp Exclusives, a platform that offers eXp agents and their clients access to a broad geographic network of on-and-off market listings. Participating agents in the United States and Canada will now be able to share off-market and pre-market listings with other eXp agents and clients through a mobile app, powered by Zenlist. eXp Exclusives is free to eXp Realty agents, and will also house all eXp Realty active MLS listings. In addition, in many markets, eXp agents and their clients will also be able to access all MLS listings in Zenlist's collaborative platform. "At eXp, we firmly believe the highest and best form of marketing a property is placing it in the MLS and exposing it to as many people as possible," Leo Pareja, eXp Realty Chief Strategy Officer, told eXp Realty agents during the company's EXPCON 2023 general session. "But we also understand there are situations where sellers may not want to enter the property into an MLS due to restrictions in showing it and many other unique scenarios. For example, a new construction property that cannot be entered for safety reasons, a tenant-occupied rental property, or properties whose sellers are just not comfortable entering into the MLS but would sell if they received an offer that satisfied their needs and worked with their requirements." For homesellers looking to keep their sale confidential – including luxury properties whose high-profile clients do not want to publicly list their homes for sale – eXp Exclusives ensures that transactions remain private and secure while providing them with access to agents who are knowledgeable and experienced in off-market transactions. The platform also enables property tours and showings to streamline the client experience. "Our agents asked for a way to deliver their clients an enhanced level of service for exclusive, off-market listings, and we delivered," said Pareja. "Agents are not only able to effortlessly create property collections and actively communicate with clients within the app, but they can also seamlessly refer properties to other eXp Realty agents. Keller Williams Further Expands Command Capabilities
Keller Williams (KW) announces feature enhancements to Command, a smart CRM-plus solution, and its associated mobile app. "As the market continues to shift, top agents and teams are realizing their businesses have become increasingly complicated," said Chris Cox, chief technology and digital officer, KW. "In response, our latest updates to Command bring radical simplicity to lead generation activities and more." During 2022, KW partnered with real estate agents and teams to release software integrations and CRM features aimed at increasing productivity and eliminating pain points with lead generation, marketing and real estate team workflow capabilities. "Command gives agents more time to deliver increased client satisfaction while maximizing higher profitability," said Cox. "Agents today want immense value from their CRM; they want efficiency and speed in their business operations and they want it all seamlessly delivered. Command does that." The latest updates to Command include: End-to-end integration of CRM tools was enhanced via further embedding the rich, intuitive capabilities of the Campaigns, Contacts and Designs apps within the Opportunities app, which tracks deals across phases of a sales pipeline. The Marketing Tab features curated lists of top performing marketing assets, such as print flyers and trifolds, Facebook and Instagram ad templates, and prescriptive marketing campaign templates. Recommendations change based on deal phase in the Opportunities app. Contact Quick-Create feature within the Opportunities app, which allows agents to rapidly create and edit contact details. The Contacts Imports Wizard enables the thousands of agents onboarding monthly with KW to have an easy and efficient means to import their contacts into Command. Instagram social posting for business accounts was added to the Campaigns app to increase the lead generation and brand-building and engagement opportunities for agents via social media. Contacts information validation functionality was added to the SmartPlans app to give agents visibility on the gaps among the data a SmartPlan requires and the data available for a contact. Cap accuracy dashboard enhancements allow agents to view in real time their progression toward a production cap. As production cap is reached, an agent no longer pays a commission split, meaning the agent is at a 100 percent commission until their anniversary year starts again. Expanded native software integration with DocuSign, which allows for further embedded signature processing, simplifying workflows and document processes between agents and market centers. An Earnnest integration allows for quick and secure handling of earnest money within the Opportunities app, simplifying the workflow for agents, buyers and escrow holders. A Sisu integration enables real estate coaches to view agent production data on Sisu-powered coaching dashboards, leaderboards and coaching reports. "When our agents connect with clients through Command, it is the beginning of a meaningful relationship, and that's the reason we're a part of one of every five transactions that happens in the U.S.," said Cox. Command app latest updates include: Comprehensive integration of the Opportunities app functionality, which enables agents to view, edit, manage and archive real estate deals on the go. Home screen of the app includes a dashboard of open opportunities, offering a quick glance at the number of deals within each phase of the sales pipeline. Agents can sort and view opportunities based on a specific client. Expanded native software integrations with Twilio and WhatsApp allow for increased embedded communication capabilities with clients. Timeline enhancements to the Command app include the ability to view details about a property inquiry or a property tour, view listing feedback, view co-buyer and seller additions and removals, add email and mail activities, and view feedback on Collections or saved home searches within the KW Consumer app. Navigation enhancements include easier account switching between individual agent and real estate agent team views of Command app, a counter of new notifications that is always visible on the bottom of the home screen, and the ability to send the KW Consumer App through any smartphone app using a native share phone component from the home screen. User experience enhancements include translation for 28 different languages in response to KW's robust international growth. Contact and property address auto population and the addition of the "Quick Contacts Bar" to bring contacts closer to the fingertips, were also added. Task app updates on the mobile app include the ability to bulk edit tasks, delete and undo tasks, assign a task (if on a team account), unarchive a task and mark a complete task as incomplete. "The iterative updates we rolled out for Command in 2022 were highly influenced by consistent engagement with agents," said Cox. "Our solutions will always be anchored in our agents' success with a laser focus on what drives growth in their business." In February 2019, KW originally released Command, which is hosted on the Keller Cloud platform, for general availability for its agents. In December 2021, KW released the first version of the Command app. Command has more than 110,800 monthly active users as of Nov. 30. "Our continued foundational advancements to the code base and data structure of the Keller Cloud have put us in a position to dramatically increase the speed to market for Command updates and innovation," said Matt Green, head of agent experience and innovation, KW. "We have some exciting releases in store, along with additional feature extensibility with our open API library model that will be released in 2023."

Mobile technology is bringing the world even closer together. Today, nearly everyone is carrying around supercomputers in their pockets, and entrepreneurs and business owners are constantly finding innovative new ways for us to use them. Cell phones: real estate brokerages' secret weapon According to the 2021 Highlights released by the National Association of Realtors® (NAR), 96% of its members reported using a smartphone every single day for work. Ninety-five percent reported using email on their phone every day and 57% reported using social media apps every day. In a word, your agents are spending a lot of time on their phones, and with good reason! Your clients are on their phones a lot, too. According to a study by App Annie, a mobile data and analytic provider, North American users spend more than four hours per day on average using various different apps, from messaging apps like WhatsApp and iMessage to YouTube to popular niche apps like Robinhood, which helps users trade stocks. Given the amount of time everyone spends on their phones, the time is right for your brokerage to leverage mobile technology to streamline your business, make agents' lives easier, and close more deals. Plus, imagine how many leads you could generate if your team could capture even a fraction of those four hours of daily smartphone use for home buyers and sellers in your area. In this article, we'll be discussing the indisputable apps brokers need to be thinking about for their teams right now, from the most basic to ones you might not have thought of. Read on to learn more. Email apps Being able to access your email reliably from your phone is a major time saver and business asset for everyone at your brokerage—but many people on your team might not know how or feel comfortable using it at first. Email apps allow you to view, respond to, and draft emails on the go. Both Android and iOS phones have standard, free email apps that can be configured for a variety of email services, from private email servers to popular free email providers, such as Gmail or Hotmail. Industry standards like Outlook also have popular apps for both operating systems that can be set up to send and receive emails from a variety of platforms. As 95% of real estate agents report they check and send email from their phones on a daily basis, you'll want to make sure that your team is connected to email on their phones and knows how to use it, has a branded email signature set up, and is aware of proper cell phone and email etiquette. Social media apps Social media used to be all fun, no work, and many workplaces banned the use of social media in the office. Today, that's no longer the case, as social media networks have taken over for one of the most popular places for businesses to market themselves. Millennials are flocking to the housing market. The youngest among them are digital natives, meaning they don't even remember the "before times" of dial-up internet and floppy discs. This growing customer segment isn't reading newspapers, listening to the radio, or even watching broadcast television, where brokerages have traditionally spent their marketing dollars and time. Millennials are on social media, and if your brokerage isn't, they'll never find you. To grow as a brokerage today, you must leverage the power of social media and other digital marketing channels. Most brokerages and agents have a lot of room for improvement in this area: as many as two thirds of new business comes from agents' network of friends, family, and former satisfied clients, but according to our data, only one in ten is effectively marketing to that network. The easiest way to up your game is by tapping into social media, and what better place than on the apps? Some agents are great at posting on social media. Others might need a little more help or guidance. In addition to harnessing social media apps, you can implement tools like social publishing to help automate and harmonize your posting. This makes the task more manageable and allows agents to focus on the parts of social media they actually enjoy, like "Just Sold!" posts with their happy clients or helpful content that goes beyond just real estate. Just remember to follow social media best practices, too, or you might run into some trouble. Real estate CRM mobile app Developing new leads is crucial to expanding a successful real estate business, according to the NAR. Leads are the fuel driving deals for brokerages. To capture and keep track of leads, tech-savvy brokerages are relying on customer relationship management (CRM) software. A fantastic way to make a CRM work harder for your team is to find one with a dual mobile-desktop interface, so your agents can use it whether they're behind a desk, showing a new listing, or waiting in line at Starbucks. CRM apps for real estate should allow your agents to do a few key things: Capture lead information: If a lead calls an agent's cell phone number off a yard sign, for example, the agent needs a way to save the caller's name and phone number automatically as well as note some basic information about the call so they can follow up later. Interact meaningfully with leads: Leads need useful information and agent expertise to make informed buying decisions. CRMs should help facilitate the exchange of information and expertise between agents and their clients. Accept/decline routed leads: If you provide leads for your agents, you need a CRM app that can route leads automatically based on location, property time, agent expertise, and more. You'll also want an admin-level view to manage unactioned leads to ensure none are slipping through the cracks. By making these features available to your agents on an app, they will be able to work that much more efficiently. Listing preparation apps A lot of time and effort goes into getting a listing ready for sale. Thankfully, there's now a host of apps that make it easier: Camera apps for listing photos: The photo quality on the latest smartphone models is truly incredible. You can take amazing photos, apply flattering filters, and create an entire portfolio of enticing pictures and videos to upload to your MLS, social media, and more. Your phone will have a built-in camera app, but a quick search will show you inexpensive (or even free) camera and photo retouching apps to make your pictures stand out. Virtual tour apps: Virtual tours are an indisputable asset for making a listing more desirable. According to Realtor.com, 61% of homebuyers reported that virtual home tours are the most helpful technology for searching for the right home, and virtual tours are credited with significantly increasing listing views and decreasing wasted showings. Current smartphone camera quality paired with special apps allow you to build a virtual tour and even upload it automatically to YouTube, improving your SEO. Showing apps: Leverage apps or mobile-optimized cloud platforms to schedule and manage showings, send notifications to potential homebuyers, and communicate with agents from other brokerages. These apps help you ensure you're getting prospective buyers in your listings without missing an important appointment and can even help organize disclosures between agents. Real estate listings apps Most, if not all, homebuyers begin their home searches online, and more and more are starting with real estate listing apps. While this space is still dominated by well-known industry giants, many brokerages are seeing the value in developing their own white label apps to share the most up-to-date listing information before the giants do. This can help your clients find the right home faster and get you that commission income. In addition to showcasing the most reliable MLS data to their clients, these apps also give brokerages an unprecedented opportunity to look at client preferences, provide better recommendations, and encourage double-sided deals by marketing broker-owned listings. Client Engagement Leads to Early Buy-in
Glen Moss, a broker from Austin, Texas with more than a decade of success in the real estate industry, takes client engagement seriously. He believes securing an early buy-in from would-be homeowners gives them ownership of the process. And he uses the RPR app to do so. "As soon as my clients are in the car, I give one passenger my wifi enabled tablet and ask the other to use his or her smartphone," said Glen, who holds several leadership positions with the Austin Board of Realtors®. "One touch opens the wide world of RPR." Glen first directs his buyers to the app's map feature which is guided by the phone's GPS. He explains the color-coded icons ("for sale" or "recently sold," among others) and shows the client how to move the map around to reveal on-and-off market properties in surrounding areas. Frequently, a client will find a listing not included on their tour. Right there in the car, Glen will show his buyer how to pull up the property's characteristics, photos, taxes, history, and hundreds of other datasets. "They are simply amazed by what they see," he said.

Broker Public Portal Inks Deal to Become Homesnap
Broker Public Portal, LLC and Homesnap, Inc. have executed final agreements to create the National Broker Portal, LLC, a joint venture that is equally owned by the two companies. The parties agreed that the best path to success would be served by forming a mutual partnership with Homesnap providing technology, brand and operational expertise to the new company, rather than composing a vendor agreement. The National Association of REALTORS® modified their model MLS policy to designate an MLS consumer facing website as a basic benefit of the MLS. In turn, more than 50 leading brokers and 50 leading MLSs developed the case for a national consumer site rather than 700 independent local MLS sites. "HAR.com and a number of other MLSs have been able to capture a reasonable share of voice in online consumer search," said Rebecca Jensen, President and CEO of Midwest Real Estate Data (MRED). "But we believe that the best opportunity for success will be paved by MLSs who focus on a single, national strategy." MRED is one of several MLSs whose board of directors have already authorized participation in the portal, including a $1 per subscriber fee that will be paid to the National Broker Portal each month. Other MLSs committed to the portal include Northstar MLS (Minneapolis), Connecticut MLS, NORMLS (Cleveland), CRIS (Akron), Buffalo Niagara Association of Realtors and Rochester Genesee Region Real Estate Service. In anticipation of this initiative being formalized, MRED launched the BPP/Homesnap app in July of 2016. "Adoption has reached over 25 percent of MRED's 40,000+ Realtor customers in just a few months," added Jensen. In addition, now that the joint venture has been finalized, MLSs representing over 200,000 subscribers have requested the new National Broker Portal MLS Agreement to review and present to their boards.

I was lucky enough to get to sit in on some of the classes being offered to agents at the annual Florida Realtors Convention. I was impressed by not only the information provided in the classes, but also the professionalism and sheer desire to learn from the attending agents. More and more people are using a mobile phone to begin their home search. It should be obvious by now that having a mobile presence is an absolute must for real estate brokers. When you take the next step and actually begin investigating your options, you'll be faced with a variety of inevitable questions, one of which will be: Do you want a native app or a mobile website? First, you'll have to understand the difference (if you don't already). A native app must be downloaded from the app store and installed on the user's smartphone. A mobile website is accessed from any smartphone, using the phone's browser, without the user being required to install an app on their phone. When brokers ask us about this at VoicePad, we think it's really important for them to understand that developing an app is not a complete or sound mobile strategy. We point to several key points when we direct people toward mobile Web: The declining number of app downloads by consumers. The complexity and hassle of developing apps for all platforms – Android, Apple, and Blackberry. Apps require consumers to jump through more hoops, and the likelihood of actually getting the lead gets smaller with each hoop. First they must download the app, usually while they're sitting in front of the property. It assumes they know their app store password and are willing to both wait and pay for the extra wireless data needed to download an app away from home. It's generally not quick enough to solve the primary issue for a potential buyer, that being: I want info now.

In any successful realty firm, there comes when you start looking at technology that can take your business to the next level. Growth comes with many upsides, but also with growing pains like more paperwork from more employees working from the road. All of this can be a bit overwhelming, making it a struggle to stay updated on accounts. In my search, I've discovered Evernote as a tool that has helped me organize, store and share with my team and clients. It's accessible on almost any device, so you can use your tablet and phone when you're on site, and your desktop when you're in the office or at home. It also stores audio files and clips from websites for reference later, because you never know where new leads might pop up. There are many ways for agents to get started with Evernote, so to provide some inspiration I want to share six jumping off points: For staying legal and compliant - A big reason to use Evernote is to keep yourself legal. Keep disclosure documents, emails between the agent and client, etc. all in one notebook for each transaction. It is critical to log all communications for legal reasons and you can do it automatically with Evernote by CC'ing the email to your notebook address on emails or by using IFTTT. Realtors here in CA are required to keep all documents pertaining to a sale for seven years, something you easily can do that in Evernote. For All Things Communication - Use Evernote to share all those critical documents and information with clients or among your internal team, which can be easily referenced from any mobile device or desktop. Instead of crawling through files and emails that are currently spread out everywhere, collaborating through Evernote makes ideas and documents easy to reference.

Showings On Demand With Curb Call
The concept of on-demand service via mobile app was made most famous and well known by Uber, the car service company. I've always been in love with how Uber works because of how happy it makes both drivers and riders. But there's a new app on the streets called Curb Call, a peer to peer mobile app that connects nearby and available real estate agents with buyers who are on the curb of a listing, ready for a showing. Though Curb Call connects agents and buyers like Uber connects passengers and drivers, there are some important differences between how it works compared to Uber. Here's how Curb Call works: For the Agent Imagine you've just wrapped up some showings for a buyer client and you find yourself with some time this afternoon where you'll be checking emails at a coffee shop. With Curb Call, you can set yourself to "available for showings" just by starting the app and pressing the "Available" button. Now, nearby buyers will see your bio and can request a showing from you during the time that you keep your status set to "Available." For the Buyer Buyers tend to start searching online, narrowing their favorites down to a handful and then do "drive-bys" to see the listings in real life, get a feel for the neighborhood, see the other nearby houses, etc. When a listing looks as good in real life as it does online, buyers have historically only had the option to call the number on the sign for the showing. But the problem is, what are the chances of that listing agent being available right then? What are the chances that they can even answer their phone right then?
